NJ ANCHOR Program 2026: Eligibility, Benefits, Payment Dates & How to Check Your Status

If you own or rent a home in New Jersey, the ANCHOR Program could provide hundreds or even thousands of dollars in property tax relief in 2026.
With ANCHOR payments being issued this fall and the 2026 filing deadline approaching, New Jersey homeowners and renters are searching for answers about eligibility, benefit amounts, payment dates and how to check the status of their benefit.
This year's ANCHOR benefit is based on your residency, income and age during 2025. Some eligible New Jersey residents have already been automatically filed by the state, while others still need to submit an application.
Here is what New Jersey residents should know about the 2026 ANCHOR benefit.
What Is the NJ ANCHOR Program?
ANCHOR stands for Affordable New Jersey Communities for Homeowners and Renters.
The program provides property tax relief to eligible New Jersey residents who owned or rented their principal residence and meet the state's income and other eligibility requirements.
The ANCHOR benefits being processed in 2026 are based on 2025 residency, income and age information.
Who Is Eligible for the NJ ANCHOR Program in 2026?
Eligibility differs for homeowners and renters.
For the 2025 ANCHOR benefit being administered in 2026, eligible homeowners generally must have owned and occupied a qualifying New Jersey property as their principal residence and have 2025 New Jersey gross income of $250,000 or less.
Eligible renters generally must have rented and occupied a qualifying New Jersey residence as their principal residence and have 2025 New Jersey gross income of $150,000 or less.
Additional eligibility requirements apply, so residents should confirm their individual eligibility directly with the New Jersey Division of Taxation.
How Much Is the NJ ANCHOR Benefit for Homeowners?
According to the New Jersey Division of Taxation, the 2025 ANCHOR homeowner benefit is based on 2025 New Jersey gross income.
- $1,500 for eligible homeowners with 2025 New Jersey gross income of $150,000 or less
- $1,000 for eligible homeowners with 2025 New Jersey gross income between $150,001 and $250,000
Homeowners whose 2025 New Jersey gross income exceeded $250,000 are not eligible for the ANCHOR homeowner benefit.
Certain homeowners age 65 or older who did not claim a $50 Property Tax Credit, or were not required to file a New Jersey income tax return, may also have that credit added to their ANCHOR benefit.
How Much Is the NJ ANCHOR Benefit for Renters?
Eligible renters with 2025 New Jersey gross income of $150,000 or less may qualify for:
- $450 if they were age 64 or younger during 2025
- $700 if they were age 65 or older by December 31, 2025
The $700 benefit reflects an additional $250 for eligible renters age 65 or older.
Certain renters age 65 or older may also qualify for a Property Tax Credit of up to $50 if they did not already claim that credit on their New Jersey income tax return.
What Is the NJ ANCHOR 2026 Filing Deadline?
The deadline to apply for the 2025 ANCHOR benefit is November 2, 2026.
However, not everyone needs to file a new application manually.
Was My ANCHOR Application Automatically Filed?
New Jersey automatically filed ANCHOR applications for most eligible homeowners under age 65 who are not collecting Social Security Disability or Railroad Retirement Disability benefits, as well as most eligible renters.
The state sent ANCHOR Benefit Confirmation Letters beginning in August 2026 to residents whose applications were automatically filed.
If you received an ANCHOR Benefit Confirmation Letter and the information was correct, you generally did not need to submit another application.
The deadline to make changes to information contained in those confirmation letters was September 15, 2026.
If you believe you are eligible but did not receive an ANCHOR Benefit Confirmation Letter, you may still need to file an application yourself before the November 2 deadline.
Do New Jersey Seniors Need to Apply for ANCHOR?
The filing process is different for certain senior homeowners.
Homeowners age 65 or older, as well as homeowners receiving Social Security Disability or Railroad Retirement Disability benefits, are not automatically filed by the state for the combined property tax relief programs.
These residents generally need to complete the combined Application for Property Tax Relief, Form PAS-1.
The PAS-1 allows the state to determine eligibility for New Jersey's ANCHOR, Senior Freeze and Stay NJ property tax relief programs through a combined application.
The deadline to file the PAS-1 for the current benefit cycle is also November 2, 2026.
What About Senior Renters?
The filing process is different for renters.
According to the New Jersey Division of Taxation, the state automatically filed ANCHOR applications for most eligible renters, including renters age 65 or older and renters receiving Social Security Disability or Railroad Retirement Disability benefits, based on information from the prior year's application.
Eligible renters who did not receive an ANCHOR Benefit Confirmation Letter may need to file an application themselves.
When Will NJ ANCHOR Payments Be Sent in 2026?
New Jersey is issuing ANCHOR benefits on a rolling basis during the 2026 payment season.
The Division of Taxation's ANCHOR benefit information states that payments are generally issued within approximately 90 days of filing.
Your individual payment date can vary depending on when and how your application was filed, processing requirements and whether the state needs additional information.
Because payment timing can change as the state processes applications, residents waiting for a benefit should use New Jersey's official Property Tax Relief Status Checker for the most current information about their individual application and payment.
How Do I Check My NJ ANCHOR Status?
New Jersey provides an online Property Tax Relief Status Checker for 2025 benefits.
You will need the Social Security Number or Individual Taxpayer Identification Number associated with the application and the ZIP code submitted with your application.
Keep in mind that a recently submitted application may not appear immediately.
According to the state's status system, an online application can take up to three weeks to appear. Paper applications can take up to 12 weeks.
Why Does My ANCHOR Status Say “No 2025 Application Found”?
If the state's status checker cannot locate your application, it does not necessarily mean there is a problem.
Possible reasons include:
- The application was submitted too recently to appear in the system
- The Social Security Number, ITIN or ZIP code entered does not match the application
- An online application was started but was not successfully submitted
- The state has not yet processed a paper application
If you filed online, the state says you should have received a Web Reference Number on the confirmation screen after successfully submitting the application.
How Will I Receive My ANCHOR Payment?
Payment method can depend on how you filed and the information the state has on file.
For many residents whose applications were automatically filed, New Jersey may use the same banking information used for the previous ANCHOR benefit.
Residents filing online may have the option of receiving their benefit by direct deposit or paper check. Applicants filing by paper generally receive a paper check.
What If I Moved During 2025?
ANCHOR eligibility is based on specific residency requirements for the benefit year, so moving does not automatically mean you are ineligible.
However, the property for which you claim the benefit must meet the state's principal-residence and other eligibility requirements.
If you moved, bought a home, sold a home or changed from renting to owning during 2025, review the current New Jersey Division of Taxation filing instructions carefully to determine how the rules apply to your circumstances.
Do Second Homes or Investment Properties Qualify for ANCHOR?
ANCHOR is intended to provide property tax relief for a qualifying principal residence.
For homeowners, vacation homes, second homes and properties rented to someone else do not qualify as the homeowner's ANCHOR residence.
Other property restrictions can also apply, including rules involving multi-unit and certain tax-exempt properties.
Do Condos and Co-ops Qualify for ANCHOR?
They can.
According to the New Jersey Division of Taxation, an owner of a condominium who paid property taxes on the unit can be considered a homeowner for ANCHOR purposes.
Resident shareholders of qualifying cooperative housing can also potentially be treated as homeowners.
Renters of condominium or cooperative units may potentially qualify under the renter rules if the residence otherwise meets ANCHOR requirements.
Is ANCHOR the Same as Stay NJ or Senior Freeze?
No. ANCHOR, Stay NJ and Senior Freeze are separate New Jersey property tax relief programs with different eligibility requirements.
Some eligible senior homeowners may qualify for more than one program. New Jersey now uses the combined PAS-1 application for certain residents so the state can determine which property tax relief programs they qualify for.
The total amount of applicable property tax relief benefits is subject to state rules and limitations, including a cap tied to property taxes paid on the principal residence.
Be Careful of ANCHOR Scams
Property tax relief programs can attract phishing attempts and scams, particularly when payments are being distributed.
The New Jersey Division of Taxation warns residents not to click suspicious links or provide personal information in unsolicited text messages or emails.
If you receive a message about ANCHOR and are unsure whether it is legitimate, go directly to the official New Jersey Division of Taxation website rather than following an unsolicited link.
